Local Business Conditions Shape Cincinnati Commercial Development Pipeline
Decisions by developers and the Cincinnati Planning Commission continue to guide project approvals and investment timing across multiple sites.
How we reported this
Cincinnati currently has more than 35 commercial construction projects underway or starting soon, covering new builds, renovations and expansions. These efforts reflect ongoing choices by local firms and public bodies that determine where capital flows and which sites advance first.
Key Redevelopment Timelines
An $800 million Downtown Convention District redevelopment began in July 2024. Within that effort, the new Marriott Headquarters Hotel is scheduled to break ground in Q2 2026. Planning and financing decisions made by participating organizations set these dates and keep the larger district on track.
Recent Commission Approvals
The Cincinnati Planning Commission approved the first phase of the $80 million Burnet Quarter mixed-use project. That phase will deliver 300 apartments plus commercial space near major Uptown hospitals. The commission’s action directly enabled the next steps for the Avondale site.
Regional Industry Support and Conversion Activity
Greater Cincinnati’s commercial construction cycle draws support from a $5.6 billion regional industry recorded in 2024. Data center spending is expected to grow 17 percent to 20 percent in 2026, extending activity into the 2030s. Cincinnati also ranks second nationally for office-to-residential conversions, with more than 9 percent of its office inventory already converted or planned for conversion-more than four times the national rate. These figures come from industry tracking and local reporting that document the scale of current decisions.
Project sponsors and regulators will continue to weigh financing, permitting and market signals when setting future phases. The same conditions that produced the current list of 35-plus projects will shape which additional sites receive approvals or funding in the months ahead.
